The most common type of equity release in the West Midlands: Lifetime mortgages and what they mean

The most common form of equity release is a lifetime mortgage and this offers security for any homeowner because you retain ownership of the property until you die or move into long-term care. The other type of plan is called a home reversion scheme and this is far less popular. In the case of the lifetime mortgage, when the property is vacant, it is sold and the loan plus any accumulated interest is paid off. Unlike residential mortgages, there is no requirement to pay off the interest, so it ‘rolls up’.

Modern lifetime mortgage plans offer huge flexibility and clients can service the loan to reduce the amount of interest that builds. You can also receive the money in one lump sum or there is a product called a drawdown lifetime mortgage, which allows you to access the money in smaller sums when you need them. You can also ringfence some inheritance for your beneficiaries.
